What you should know before buying a property in Costa Rica

Buying a property in Costa Rica can be a difficult decision to make and before doing so, a series of factors must be taken into account that are of the most importance. One of the most important aspects of taking the first step in buying a home is determining your investment budget. Acquiring a property is perhaps the most important investment in the life of a family.

The budget is one of the variables that will determine what type of home you can buy, the financial possibilities you have, the interest rates and the terms to pay.

The area where you choose to buy a home is very important, so you must visit the place, analyze the advantages and disadvantages, prices, areas and services. It must be taken into account if it is a residential area or a mixed area, an evaluation must be made about the distance between the property, the school, the transport, the supermarket, the hospital and of course the work.

Before making a visit to see the property, you have to decide if it meets our standards. It makes no sense to see properties that do not fit the area we want or our budget.

Currently there is a great variety of types of properties and as real estate experts we believe that there is an ideal home for each person and each family, but without a doubt some other important aspect that must be taken into account is the size of the property and the number of rooms that owns, this will depend on the family nucleus, if you are single, live alone or with your partner and if in the future you want to have children.

Although it seems a little relevant aspect, something you should take into account is natural light and outdoor facilities, I assure you that you will not want to wake up the rest of your life looking at your neighbor’s wall and living in a house, apartment or condominium where you will always need artificial light, that is why the orientation of the property with respect to the sun must be taken into account and if it has a balcony, terrace or patio, this at the end of the day, after a hard working day or when you only want to share a nice time, it has a lot of value.

We cannot forget about the legal aspects, we must verify that all the papers are in order. The deeds must be clear and recorded. It should also be verified that the bills for the property and services are up to date and that there is no debt from the previous owner that could cause you problems.

The type of residents that live in the area is another important point and a determining factor when buying a property. Knowing the age of the property, the state of conservation of the hidden facilities, if it has had remodeling and modifications is also important.

You must remember that this important step should be taken calmly, not rushed and if you have a family, make the decision together. If you want to acquire a property, the important thing is to prepare at least 6 months in advance.
